What leasing options are available?

​We offer conventional leases from 12-15 months for your convenience.

What is an individual lease? Do you offer individual leases & co-living?

​We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared common spaces). We offer a single lease with everyone 18 years and older on the same lease.

Can I request a specific apartment & can an apartment be held?

​Yes, you can request a specific apartment! And yes, we can hold an apartment for up to 24 hours once the lease is submitted and completed.

Is there an application fee?

​Yes, there's an application fee of $55. Please reach out to the leasing team with any additional questions. (Amount subject to change.)

Is there a security deposit and is any of it refundable?

Yes, the deposit is $425 but may increase to double deposit and/or a co-signer based on application results. And yes, the entire deposit is refundable as long as the apartment is left in the condition it was when residents move in.  (Deposit amount subject to change.)

Do you accept Section 8 vouchers?

No, but we have a variety of communities that do if you visit our website. 

Are utilities included?

Residents are responsible to pay their own utilities; they are not included in the rent.  

When is rent due and how can I pay? Are there late fees? Is there a grace period?

​Rent is due on the first of the month. Each resident receives a grace period of 3 days but after the 3rd day of the month, they'll receive a $50 late fee for each day that rent is late. 

Is renter's insurance required?

​Yes, renter's insurance is required. It's up to the discretion of the resident and how much they would like to be insured for. 

Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?

​Apartments cannot be sublet or listed on short-term rental platforms such as Airbnb or VRBO.

What happens if I need to move out before my lease expires?

​Leases are locked into the contract that you sign before you move-in, you'll need to reach out to the leasing office to discuss this in depth if needed. 

Are BBQ grills available?

​Yes, our community provides a grilling patio and picnic area for resident use. Get your grill on! 

Are there laundry facilities on-site? What are the hours?

Yes! We have a convenient shared laundry facility available for residents to use; available 24/7. 

What are the hours for the clubhouse?

​Upon request, feel free to reach out to the leasing office for more details. 

Do you have a pool or fitness center?

We do not have a pool at The Hampton Meadows but feel free to stop by the fitness center for a workout. It's available 24/7.

What are the community quiet hours?

Community quiet hours usually go into effect around 10 PM each weeknight and midnight on weekends. 

Are apartments cable ready? If so who is the provider? Is there a separate charge?

​Apartments are cable and internet ready. Residents may contract for internet services for CenturyLink through Ultravue, or may use Direct TV can also be set p through Team UltraVue or Mediacom. 

How do I get my packages?

Packages will be delivered to your front door. 

What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?

​At Hampton Meadows, we are pleased to be a smoke-free community.  Smoking is prohibited in all locations — private and shared. 

I need maintenance/emergency maintenance. Who do I contact?

​Call your 24/7 maintenance emergency number at your community, 515-205-6538.

Do you allow pets? What is the pet policy?

We are a pet-friendly community and have a pet play area for your furry friends! Cats and dogs, age 12+ months and spayed or neutered are welcome. We charge pet rent, have a two-pet limit, and city code breed restrictions apply. 

What is the parking situation? Is parking assigned? Is there a fee or permit required for parking?

​We offer unassigned off-street parking for our residents, with one spot per apartment.

What do I do if someone parks in my parking spot? What is the policy for guest parking?

​We do not have designated parking spots since we have an ample amount of parking. Guest parking is available. 

When were these apartments built?

​The Hampton Meadows apartments were built in 1976 and are comprised of 270 individual apartments in three stories. 

What type of flooring do the apartments have?

​Apartments have hardwood and vinyl flooring. 

What kind of kitchen appliances are in the apartment?

Kitchen appliances include an electric stove, microwave, dishwasher, in-sink disposal, and refrigerator. 

Is there air conditioning?

Yes! We want you to be comfortable year-round and provide AC to help with that. 

Is the apartment set up for working remotely?

Yes, working remotely can be done from our apartments. Lease a two-bedroom and use the extra bedroom for your office! 

What type of shower/tub are in the apartments?

Bathrooms are outfitted with a tub/shower combination. 

What are local schools?

​Schools in the area include Orchard place School (K-12), Studebaker Elementary School (K-5), Morris Elementary School (K-5), McCombs Middle School (6-8), and Lincoln High School (9-12) as well as various private schools.
